What is The Verge?

It’s a top-quality Oxford, Ohio apartment community designed especially with Miami University students in mind, and also includes the former Chestnut Place in a single community. The Verge features a variety of spacious, furnished apartments and townhomes plus a full set of community features such as a 24-hour fitness center, community clubhouse, business center, private study rooms, resident social events and more.

Is The Verge part of Miami University?

Can I live with friends, or can you match me with roommates?

You can select your roommate(s), or you can apply on your own and we can match you with other students. Applicants answer a short list of lifestyle questions to help in the matching process.

What are per-person contracts?

Instead of requiring all roommates to sign a joint lease, each person at The Verge has their own individual contract, with one person per bedroom. This means you are only responsible for paying for yourself — not your roommates. Even if a roommate moves out or other bedrooms in your home are empty, you only pay the rate for your bedroom.

What is included in the rate?

Each resident at The Verge pays a flat rate that includes:

  • Furnishings
  • High-speed internet
  • Trash disposal
  • In-unit laundry
  • Community features – study room, fitness center, etc.

What size are the homes?

The spacious accommodations at The Verge are available in 2, 3 and 4 bedroom floorplans, with available private bedroom-bathroom suites. Townhomes are also available with an extra half-bath.

Are the homes furnished?

Yes, all apartments and townhomes at The Verge have a furniture package that includes a full-size bed, desk and chair, and stackable dresser drawers in each bedroom. The living area includes a sofa, chair, coffee table, entertainment stand and barstools. To see a sample of the furniture and other finishes, please visit our model apartment.

When do the contracts start and end?

The standard term is August 14, 2024 to July 25, 2025, with payments made in 12 equal installments. Limited alternate dates are available; please inquire with our staff. Click here for a sample agreement.

Is a co-signer or financial guaranty required?

Within 7 days after a Housing Agreement is signed, each resident is required to provide a qualifying guarantor (often a parent).  However, a resident may choose to prepay the final 2 installments and request a waiver of this guarantor requirement. In limited cases, we may also waive the guarantor requirement if a resident has sufficient income of their own.

Can I pay by credit card?

Yes. Residents can pay online 24 hours per day, by credit card or ACH electronic checking. The Verge also offers automatic payment by either credit card or checking account — just fill out one page, one time and payments will be made automatically. Convenience fees apply for credit card and debit card payments.

Will my financial aid cover charges at The Verge?

Your living costs at The Verge can be covered by financial aid, just like on-campus housing. Any available financial aid funds, after university charges are satisfied, are released to the student for non-institutional expenses, such as off-campus housing. These funds can be used to pay charges at The Verge. Normal payment deadlines will continue to apply.

Is The Verge open to non-students?

Nearly all the residents at The Verge are students at Miami University of Ohio and the per-person contracts are also designed with students in mind. Residents/families with children are welcome. There is no extra cost for minor children in the care of adult residents, other than regular charges for each bedroom space selected by the resident. A minor occupying a bedroom space rented by a parent, guardian or person with legal custody is not considered a breach of the Housing Agreement or a violation of the rules. The Verge is an Equal Opportunity housing provider and welcomes applications from non-students. In order to match student roommates in shared apartments, we will request roommate consent for any non-student occupants.

What kind of safety and security are provided?

The Verge has a monitored fire-sprinkler system, along with electronic locks plus individually locking bedroom doors. Management staff are also available 24×7 and can be reached by a 24-hour phone number.

What are the policies on pets, smoking and guests?

The Verge is a pet-friendly community, subject to limits on animals and breeds. The community is smoke-free in all indoor and adjacent spaces. Guests are welcome at all times, subject to the consent of roommates and security considerations. Overnight guests are welcome, with limits on the number of days and guests.

Can I park my vehicle at The Verge?

The Verge offers reserved on-site resident parking for an additional charge. Public parking spaces are also available along Arrowhead Drive, which runs through the community. Limited free guest parking is also available.

What other transportation options will I have?

The Verge is conveniently located across the street from Miami University making it easy to walk, bike or drive to class. The community is also located on the Butler County RTA bus route.

Can I see a model home?
